Buying in Sweden?Avoid the mistakes other buyers made.

Swedish and foreign buyers share what went wrong when they bought property in Sweden. Most of these problems were easy to avoid. Read them before you visit, make an offer or sign anything.

Avoid all the traps

Real experiences, by real people

In Sweden, winning the bidding doesn't mean you got the home

Until the köpekontrakt is signed, a bid binds nobody, and the seller can still pick another buyer. Once it's signed, it's the other way round. Walk away without a valid reason and the 10% handpenning is gone. Miss a visible sign of damage during your own inspection and you may have no claim later. Buy into a new, heavily indebted BRF and the fee can rise 70% in two years. One wrong call can easily cost 300,000 to 800,000 kr, often a lifetime of savings, and years of stress.

You can read about all of it online, but rarely when it matters. Scroll a Swedish housing thread and you'll find someone's trouble on tillträde day while you're still waiting for your lånelöfte. That can wait. We organised every mistake by step, so you read the one you're at.

The page is updated every week too. For contracts from July 2026, there's no lagfart without a personnummer or samordningsnummer, and that rule is already in there.

Years of savings go into a Swedish home. One evening with the mistakes other buyers made is a small price to keep them yours.
