Written by buyers who found it too late. One bought a družstevní byt and learned it was a co-op share, not a flat he owned. Another took over the owners' association's debts along with the keys. In Czechia, one bad decision like these can easily cost 1 to 2 million Kč, the savings of a lifetime, and years of worry.

The agent won't point any of this out. He's there to sell, and he gets paid when you sign. Keeping you safe isn't in his job description.
