Every mistake, step by step
From picking the area to the first winter in the house. You read the step you're at, before you sign.
Real posts, with the link
Nothing made up. Each one comes from a real post or interview: open it, read the replies, judge for yourself.
Locals and expats
Local owners and foreign buyers don't post in the same places. We read both, so you see both sides.
A small price
For less than $100, you get six months of full access to your country. Avoid just one mistake and it has paid for itself many times over.
Nobody pays us
No developer, agent or lawyer pays to be on a page, or to be left out of it.
A real person answers
A question about your purchase? Write to us, someone from the team replies.
Written by people who bought. Not by bots.
These days you can ask ChatGPT or Claude, or ask an estate agent. But the agent gets paid when you buy, so he's not going to talk you out of it. And ChatGPT or Claude mostly repeat what they found on Google: articles from a few years ago, many of them written to sell you something.
And the problems keep changing. Every new law, new form or new bank rule brings new problems, and buyers run into them before any guide mentions them. They talk about it on forums and in private groups that bots can't read. That's where the good stuff is: recent posts, from real people, with real answers.
The hard part is reading all of it. Most threads won't be about you. If you're buying a chalet in Norway, you don't need to scroll through someone's renovation problems in Italy. And if you're still choosing the area, the paperwork for the final signing can wait.
So we do the reading for you. We collect the posts, check they're real, and sort every mistake by country and by step of the purchase. You open the step you're at and read what applies to you.
Read even a handful of these mistakes and you'll probably avoid at least one of them yourself. When it's your life savings going into a home, that's worth a lot.
