In Norway, your bid is the contract. Find the problems before you bid.

Once the seller accepts, there's no backing out. And the law now presumes you read the tilstandsrapport, with the first NOK 10,000 of any defect left to you. Low monthly fees can hide a large shared debt in the borettslag, and some buyers win the bidding only to lose the flat to a member's pre-emption right.

Much of the advice online won't help. It's more and more written by bots that rewrite older pages, so they may not know secret bids have been banned since July 2025. We stick to what bots can't reach: forums and private groups where real buyers tell what happened and others answer.

There's a lot of it, and most won't match your purchase. A flat in Oslo and a cabin in Lofoten are different problems.

Since nobody kept track of these mistakes, buyers kept repeating them. We gathered them, step by step.
