Buying in Hungary?Avoid the mistakes other buyers made.

Hungarian and foreign buyers share what went wrong when they bought property in Hungary. Most of these problems were easy to avoid. Read them before you visit, make an offer or sign anything.

Avoid all the traps

Reddit24.huCLBMoney.huTelexHVGBlikk168 mistakes you won’t make

Real experiences, by real people

What's hiding behind the Hungarian property you're about to buy?

Sometimes an elderly parent's usufruct that survives the sale, so someone else keeps the right to live in your home. Sometimes a seller who turns out to be the tenant, collecting deposits. And plenty of buyers sign a foglaló thinking it's refundable, then lose their 10%.

This happens to buyers in Hungary all the time, and each lesson gets lost, because no one collects them in one place. So the next buyer falls into the same trap. We decided to collect them, step by step, from the tulajdoni lap to the 4% transfer duty.

Not from an AI chat: ask Claude about the mistakes to avoid in Hungary and you'll get the obvious ones every buyer already knows. And not from the guides you'll find online either. More and more of those are produced by bots recycling one another, and many still say you can get residency by buying a flat, a route that was dropped in January 2025 before it even opened. We take what real buyers wrote in forums and private groups, where bots don't survive long and others reply with what they did.

It costs under $100, you read just the steps in front of you, and there's a good chance you'll catch a mistake you were about to make.
