Buying in Albania?Avoid the mistakes other buyers made.

Albanian and foreign buyers share what went wrong when they bought property in Albania. Most of these problems were easy to avoid. Read them before you visit, make an offer or sign anything.

Avoid all the traps

Stop / TV KlanJuristi OnlineRedditTop ChannelBoldNewsDosjaJOQ Albania153 mistakes you won’t make

Real experiences, by real people

What if your Albanian property has a problem nobody mentioned?

In Albania, it happens more than you'd think. A flat already sold to someone else before you. A building still waiting for legalization, with rejections up from 70 in 2024 to 610 in 2025. Coastal blocks torn down for lack of permits, like the 18 demolished in Orikum in March 2026. Most guides online won't warn you, because they're now written by bots that copy each other, with nothing checked on the ground.

Real buyers do talk about it, in forums and private groups where bots get banned fast. They explain what went wrong, and others reply with what they did. But you can't read thousands of posts, and most won't apply to you. If you're buying a flat in Tirana, a thread about a beach apartment in Durrës won't help much.

Every day someone makes one of these mistakes, and the next buyer makes it again, because nobody keeps a record. So we built one, sorted by step of the purchase.

Others already paid for these mistakes. All you have to do is read them before you sign.
