Buying in Poland?Avoid the mistakes other buyers made.

Polish and foreign buyers share what went wrong when they bought property in Poland. Most of these problems were easy to avoid. Read them before you visit, make an offer or sign anything.

Avoid all the traps

SpecPrawnik.plWykop.plRedditUwaga! TVNInterwencja PolsatMorizon BlogPaństwo w Państwie179 mistakes you won’t make

Real experiences, by real people

In Poland, by the time you sign the akt notarialny, it's too late to ask

And the agent who brought you to the notary's table probably never raised the questions. He's there to close a sale, and he's paid when it closes. Nobody pays him to tell you that the land conversion fee can pass to you until 2039, or that a warning in the księga wieczysta means the register no longer protects you.

Other buyers have hit these problems and written about them. The trouble is timing. Open a thread and you may find someone losing a zadatek because the loan was refused and the umowa przedwstępna had no condition, while you're still choosing a flat. That comes later. So we sorted every mistake by step, and you go straight to yours.

The whole page costs less than $100, paid once.

Read only the steps that concern you, and the first mistake you avoid covers the price many times over.
