We started Investropa because buyers kept making the same mistakes.
Since 2023, buyers have been writing to us before and after they buy. We guide them, and we listen to what went wrong. Our partners on the ground hear the same stories from their own clients. The same problems kept coming up, in every country, and almost nobody had seen them coming.
Everyone buys alone. That's the real problem.
When you buy a home in another country, you deal with one agent, one notary, one bank, maybe one forum you found late at night. Your neighbour from the same country, who bought six months earlier, went through the exact same steps. You'll never meet.
So the same mistakes get made over and over: the same clause skimmed, the same fee forgotten, the same permit nobody checked. Not because people are careless, but because what they learned stays scattered across countries, languages, forums and private chats.
We see it every week in the questions our clients send us. So we started putting it back together. If buyers could learn from each other, a lot of those mistakes, and a lot of the stress that comes with them, simply wouldn't happen.
It's fragmented
Every country has its own rules, every buyer their own agent, notary and forum. What one person learns rarely reaches the next.
The siloSo it repeats
The same mistakes come back in thread after thread, years apart. The cost isn't only money: it's months of worry about a home you've already paid for.
The patternWe connect the dots
We gather what buyers wrote, check it, and sort it by country and step. You get the lessons without having to live them.
What we doBuying a home abroad is one of the biggest decisions people make. And most of them make it with almost no one to compare notes with.
That's why we started Investropa in 2023. Buyers move forward in silos: different countries, different agents, different forums. The same mistakes keep repeating, and they cost years of savings and a lot of sleepless nights. We think buyers should be able to learn from each other. So we make that possible.
We used to write guides. Then we noticed what people actually needed.
We started with country guides: the steps, the taxes, the paperwork. Today, any AI assistant can explain that in seconds. What it can't give you is the texture: what really happened, recently, to someone like you.
📘What a guide tells you
- The notary checks the title.
- Budget around 8% for fees.
- Get a survey before you buy.
💬What buyers tell you
- Which checks the notary didn't do, and what it cost them.
- The fee nobody mentioned until the last week.
- The survey that missed the one thing that mattered.
The people who tell us what's happening locally
Agents, lawyers and advisers in the countries we cover. They see what goes wrong for their own clients, and they tell us: the problems that keep coming back, the new rule nobody has written about yet, the thing buyers always underestimate.

Only readers pay us.
Our income comes from people who buy access to a country. That's it. No agent, developer, lawyer or bank pays to appear on a page, or to keep a story off it.
We also have an affiliate programme: people who recommend us earn a commission on what you buy from us. It never changes what's on the pages.
