In the Dutch market, one rushed bid can cost you years of savings

Drop the financing condition to win a bidding war, and a refused loan means losing your 10% deposit. On a Dutch home, that can easily be €30,000 to €50,000, a lifetime of savings, with years of stress on top. And since 2026, a D or E foundation label in the valuation report can block the mortgage after you've signed.

The selling agent won't slow you down. He's there to sell, and he's paid when the deal is done. Telling you which conditions to keep was never his job.
