Like the fact that someone registered in the flat can stay after you buy it, since courts stopped removing them in 2024. In one case, a pensioner registered there asked for US$25,000 to leave. Or that paying the seller in dollars is banned, even in cash, and the money has to go through a bank in roubles.

Don't count on the agent to bring it up. His job is to sell the flat, and he gets paid once the deal is certified, not once you're safe.

ChatGPT won't help much either. Ask it, and you'll get the common mistakes everyone already knows, or rare cases that will never be yours. Online guides aren't better. Most are now produced by bots recycling one another, with no one checking them against a country where Western cards and EU transfers are blocked. We only take what bots can't reach: forums and private groups where buyers describe what actually happened, and others answer with what they did.

Before putting years of savings into a home in Belarus, it's worth one evening with the mistakes others made there first.
